Welcome to SHARP:
The Senior Homeowner Assistance for Repairs Program in Frankfort, IN.
SHARP is a cooperative effort between the City of Frankfort, The Farmers Bank and the Federal Home Loan Bank of Indianapolis. Our purpose is to help low- or fixed-income senior homeowners in Frankfort address higher cost deferred maintenance and/or accessibility needs of their homes. We offer grant money for repair or replacement of eligible improvements. Our hope is to benefit the homeowner and our community by extending the useful life of the home through repair and rehabilitation that makes a meaningful difference in the condition of the home, allows the homeowner to age in place and generally improves their community.
To qualify for SHARP, you must:
- Be age 62 or older;
- Live in the City of Frankfort;
- Own your home and have resided in it for at least 6 months;
- Be current and paid for any existing mortgage obligation and property taxes for the property;
- Have an entire household income of 80% or less of the Area Median Income;
- Have qualifying repair/modification needs.
What are the Income Guidelines?
**If your income exceeds these limits, you are not eligible to participate in this program.

**All individuals listed on the Deed of the home must reside in the home and be at least 62 years of age.
What Types of Project Grants Qualify?
Deferred Maintenance Repairs include:
- Repair/replacement of existing:
- heating, ventilation, air conditioning;
- well/septic system or underground property sewer system;
- water heater;
- Windows; Soffit and Fascia; Siding; Roofing; Gutters; Downspouts; Caulking; Exterior doors; Weather stripping, attic and wall insulation
- Electrical – replacement of knob-and-tube wiring that prevents a home from meeting current code requirements for its area.
Accessibility Modifications (based on aging or disability) available through SHARP:
- Ramps/zero step entries; Handrails; Levered door handles; Self-closing hinges (internal/external doors); Pocket doors or swing hinges;
- Bathroom modifications including: Walk-in/roll-in showers; grab bars; rebath – easy entry bath; ADA-approved toilets/drop down grab bar; Roll-under vanity; Lower level ½ bath conversions-to eliminate need to go upstairs
- Kitchen modifications including: Lowering existing cabinets or replacing with ADA-approved cabinets; Lowered and/or roll under ADA-approved counters
- Other modifications including: Internal chair and wheelchair lifts; Plumbing and electrical modifications necessary to relocate laundry facilities to the main level of the home; Widened door-ways; Installation of smoke detectors or carbon monoxide detectors; Universal Design floor coverings
- Home modification assessment expenses up to $250, when performed by a certified professional.
Installation/repair of systems must be of similar quality, kind and style.
What is expected of me?
As you work with a representative of SHARP through the application and repair process, you will be asked to:
- Complete an Initial Application;
- Agree to work with SHARP to obtain the bids and choose the contractor;
- Collect and provide documentation for Identification, Income verification, proof of Homeowners Insurance and current Mortgage and Property Tax status;
- Pay $75 for a Title Search to be done;
- Sign an acknowledgement identifying the contractor which is being used for the repairs;
- Sign a Satisfaction of Completion and a Closing Statement at the end of the work.
Do I have to pay back the money spent on the Project?
- Recipients cannot receive, for the same property in a five-year period, more than one Bank grant of any kind, or more than one grant from any Federal Home Loan Bank, unless prior grants have been repaid or retention period has expired.
